Step 5 – Move-In & Home Setup
If you’re bringing your own home, we’ll complete any required inspections and approvals before the home is moved onto the lot.
Step 4 – Lease & Move-In Costs
You’ll sign your lease and pay your security deposit plus first month’s lot rent.

If approved, we’ll contact you with your move-in options and confirm your lease start date.

We run the required background and credit checks for all adults and verify income and references.

Application Requirements & Screening
Here’s a clear overview of what you’ll need and the steps to follow to join our community at Pecan Mobile Home Park.
1. How You Can Apply
- Online via Google Form
- Secure office dropbox located on-site
- Provide photo ID, SSN/ITIN, and proof of income
- Include photos of vehicles and insurance
2. How We Screen Applications
- Standard background check for all safety compliance
- Comprehensive credit check for payment history
- Income and reference verification
- Occupancy check (limit: 2 people per bedroom)
3. Application Fees
- $175 for Primary Applicant (includes spouse/partner)
- $75 for each additional adult, or roommate (18+)
- Fees are non-refundable for background processing
4. What Happens After You Apply
- Application review and document verification
- Background, credit, and reference screening
- Approval notification and move-in coordination
- Lease signing and security deposit payment
- Final inspections for home move-ins or site setup
